FAQ
Frequently asked questions
- 01We clean concrete driveways, interlocking stone, pavers, cobblestone, asphalt, poured concrete patios, walkways, sidewalks, parking areas, and commercial hard surfaces. If you are not sure whether a particular surface is suitable, give us a call, and we will tell you what to expect before you book.
- 02Oil stains on concrete need to be treated with a degreaser before pressure washing, not after. We apply a commercial-grade degreaser directly to the stained area and let it dwell long enough to break down the hydrocarbon residue. Once the degreaser has done its job, we clean with a rotary surface cleaner to draw the residue out of the concrete pores. Most oil stains respond well to this approach. Very old or deeply saturated stains may not disappear completely, but they typically lighten significantly. We will give you an honest assessment before we start.
- 03Black staining on concrete is almost always algae, mould, or a combination of both that has worked its way into the surface over time. Pressure washing alone moves surface-level growth around but does not eliminate it at the root. The effective approach is to apply a biodegradable cleaning solution first, let it dwell to break down the biological growth, and then clean with a surface cleaner. This process draws the staining out of the concrete rather than just washing the top layer. In most cases, black algae and mould staining clears completely. Very old or deep staining may require more than one treatment, which we will let you know about upfront. Rust-based black staining from metal contact or certain minerals responds to a different targeted treatment, and we assess each surface before starting to confirm the cause and the right approach.
- 04Interlocking pavers need lower pressure than poured concrete and careful attention to the joints. We avoid directing high pressure straight into the joint lines, which can wash out the stabilising sand and loosen the pavers over time. We use a surface cleaner at a reduced pressure setting suitable for the paving material, clean in passes that follow the surface rather than focusing on the joints, and rinse thoroughly. If the joint sand is visibly low after cleaning, we flag that for the property owner because topped-up joint sand is the best protection against future weed and moss growth between the stones.
- 05For most driveways in Ontario, once a year is the right maintenance interval. Driveways in shaded areas, near mature trees, or in high-moisture environments like those near Georgian Bay accumulate algae and organic growth faster and may benefit from cleaning twice a year. In practical terms, spring is the best time to address the salt, sand, and grit that builds up over winter, and fall is a good opportunity to clear organic growth before it freezes into the surface.
- 06Spring is the most practical time for surface cleaning in Ontario, and it is when most of our bookings come in. Through winter, driveways and walkways accumulate road salt, sand, freeze-thaw debris, and the beginning of algae growth that takes hold as temperatures rise. Cleaning in spring removes all of that before it has a full season to embed further into the surface. Fall is the second best time, particularly for properties with heavy tree cover. Cleaning before freeze-up prevents organic matter from being pressed into the surface under snow and ice over winter. Summer cleaning works well too, especially for preparing surfaces for sealing or hosting outdoor events. The one period we advise against is when temperatures are near or below freezing, as the water from cleaning can refreeze on the surface, which creates a safety hazard and limits how effectively the cleaning solution can work.
- 07A standard residential driveway typically takes one to two hours. Larger driveways, patios, or combined driveway and walkway jobs take longer. We give you a realistic time estimate when you book based on the total area and condition of the surfaces.
- 08Yes. All cleaning solutions we use are biodegradable and plant-safe. We wet down surrounding vegetation before and after cleaning to dilute any runoff. For properties near the water in Wasaga Beach and along the Georgian Bay shoreline, we take additional care with runoff management on every job.
- 09Yes, and it should be done first. Sealant requires a properly cleaned surface to bond correctly. Applying sealer over contaminated concrete leads to premature peeling and inconsistent protection. We clean to the standard required for sealing and will advise on the appropriate waiting period before the sealant is applied.
- 10Yes. We work with businesses throughout Collingwood and the surrounding area to maintain commercial surfaces including parking areas, retail walkways, restaurant patios, and building aprons. Early morning and off-peak scheduling is available to minimise disruption to your business operations.
- 11With professional cleaning, most commercial properties look their best with a deep clean every 6 to 12 months. However, high-traffic zones like restaurant patios, retail storefronts, and gas station pump islands typically require pressure washing on a quarterly or bi-monthly basis due to rapid grease and dirt accumulation.
- 12There is no universal price for commercial pressure washing. The total cost depends on specific layout factors, including the total square footage, building accessibility, the severity of grease or oil stains, and whether the job requires hot-water power washing or low-pressure soft washing services. We provide clear, itemized estimates so you know exactly what to expect.
- 13Our commercial-grade equipment is safe and effective on a wide variety of surfaces, including solid poured concrete, asphalt parking spaces, structural brick, stone masonry, interlocking pavers, metal siding, wood decks, vinyl, EIFS stucco, and commercial vehicle bodies.
- 14Yes, commercial pressure washing is completely safe for building structures as long as it is conducted by trained and certified professionals. Damage only occurs when an uncertified technician applies excessive pressure to a fragile surface. Our team assesses all materials beforehand and employs low-pressure soft washing on delicate surfaces like stucco, vinyl, and painted wood.
- 15Yes. While older oil stains that have soaked into porous concrete for years may leave a faint residual shadow, our hot-water power washing units combined with industrial degreasers will successfully lift and dissolve the vast majority of petroleum stains, noticeably improving the look and safety of your parking lot.
- 16Yes. We utilize specialized hot-water power washing units to heat and melt hardened chewing gum so it can be easily sheared off walkways without pitting the concrete. For graffiti, we use specialized chemical soft washing solutions that break down spray paint pigments without leaving ghosting outlines or etching the underlying wall.
- 17Yes. We understand that your business cannot easily operate around a washing crew or wet sidewalks. We offer complete scheduling flexibility, providing overnight, early morning, and weekend service options 7 days a week to ensure your property is completely clean and dry before your business hours begin.
- 18Rarely. We coordinate closely with your management team to schedule our services during your facility's off-hours or slowest operational windows. We set up professional safety barriers to secure our work zone, ensuring your daily business operations continue smoothly and without interruption.
- 19Yes, we offer highly customizable recurring maintenance programs (monthly, quarterly, semi-annually, or annually) tailored to your facility's specific traffic patterns and budget. Regular maintenance keeps your property flawless year-round and typically costs less over time than waiting for severe staining to require an intensive structural restoration.

- 21Once a year is the right schedule for most homes in this area. Properties with heavy tree cover, north-facing walls, or a lot of moisture exposure — which covers a lot of homes around Georgian Bay and the Blue Mountains — may benefit from cleaning twice a year. Spring to clear the winter buildup, and fall before freeze-up, is a common pattern for homeowners who want to stay ahead of it.
- 22Not when it's done correctly. The key is using the right pressure and method for the material. We never apply high pressure to painted wood, stucco, or older siding profiles. Those surfaces get soft-wash treatment — lower pressure, professional cleaning solution, same results without the risk.
- 23Pressure washing uses high-force water to remove surface-level buildup — effective on concrete, brick, and most hardscaping. Soft washing uses much lower pressure combined with a cleaning solution to eliminate mould, algae, and organic growth from surfaces that would be damaged by high pressure. For most home siding and rooflines, soft washing is the safer and more effective method.
- 24In most cases, yes — either fully or significantly. We use commercial degreasers and surface cleaning equipment that pulls staining out of the concrete rather than just washing over it. Very old or deeply set stains may lighten rather than disappear entirely. We'll tell you what to expect before we start, not after.
- 25No. As long as we have access to the exterior and can connect to an outdoor water supply, we can complete the job while you're out. We send photos on completion and follow up to confirm everything looked right.
- 26Yes. We use biodegradable, plant-safe cleaning solutions, and we wet down surrounding plants before and after washing to dilute any runoff. This is something we take seriously, especially for properties near the water in Wasaga Beach and along the Georgian Bay shoreline.
- 27Yes — when the right products and methods are used. Waterfront properties require extra care because runoff can reach the water directly or through stormwater systems. We use biodegradable, environmentally responsible cleaning solutions that are safe for aquatic environments, and we manage runoff carefully on every waterfront job. We've cleaned many properties along the Georgian Bay shoreline and understand the specific considerations those homes require. If you have concerns about a particular surface or a sensitive area of your property, we're happy to walk through the approach with you before we start.
- 28A full exterior house wash on an average-sized home runs two to four hours. Adding driveway, deck, and fence cleaning extends that. We give you a realistic time estimate when you book.
- 29Absolutely — and it's the right order to do it in. Stain and sealant bond significantly better to a properly cleaned surface. We can clean to the preparation standard needed, and we'll let you know how long to wait before applying a finish.
- 30Pricing depends on the size of your property, the surfaces being cleaned, and the level of buildup involved. A single-surface job like a driveway or deck will come in lower than a full exterior package that includes siding, concrete, and fencing. Rather than publish rates that don't reflect what your property actually needs, we give every homeowner a straightforward written quote before any work begins — no guesswork, no obligations. Call (705) 606-5472 or fill out the online form to get your free estimate.

- 32Honestly, there's no one-size-fits-all answer here. Pricing depends on what needs cleaning, the size of the area, and how much buildup we're dealing with. A standard driveway cleaning typically starts around $100–$200, while a full home exterior wash will vary based on square footage and surface type. The best way to know exactly what you're looking at? Give us a call or fill out our online form. We provide free, no-obligation estimates with no hidden fees.

- 34Quite a few, actually. We clean concrete driveways, wood and composite decks, interlock pavers, vinyl and brick siding, fences, pool decks, patios, sidewalks, parking lots, storefronts, docks, and even fleet vehicles and heavy equipment. Every surface gets the right pressure setting and the right cleaning solution. We never use a one-pressure-fits-all approach, because that's how surfaces get damaged.
- 35Not always, and this is something a lot of homeowners don't realize until it's too late. High pressure on delicate materials like older wood siding, painted surfaces, or certain vinyl types can cause real damage. That's why we assess the surface before we start. For anything that can't handle high pressure, we use soft washing, which is a lower-pressure method combined with professional-grade cleaning solutions that get the job done safely and effectively.
- 36It really depends on the scope of the work. Most standard residential jobs, such as a driveway, deck, or patio, take anywhere from one to three hours. Larger projects like full home exterior washes or commercial properties can take most of the day. We'll always give you a realistic time estimate upfront so you can plan your day accordingly.
- 37Not necessarily. As long as we have access to the area being cleaned and a water source on the property, most jobs can be completed while you're away. We'll go over all access details with you during booking so there are no surprises, and we always do a final check before we pack up and leave.
- 38Yes, and this is something we feel strongly about. We use biodegradable, eco-conscious cleaning solutions that are effective on dirt, algae, mould, and grime while still being safe for your family, pets, garden, and the surrounding environment. Working across Simcoe County and Grey County, we're surrounded by lakes, rivers, and green spaces, so responsible cleaning practices aren't just a selling point for us. They're a genuine priority.
- 39For most properties across Simcoe County and Grey County, once a year is a solid baseline, ideally in spring or early summer after the winter salt, sand, and debris have settled. That said, high-traffic driveways, properties near tree coverage, or homes with shaded north-facing surfaces tend to collect algae and mould faster and may benefit from twice-yearly cleaning. When in doubt, a quick visual check in spring will usually tell you everything you need to know.
- 40In most cases, yes. Fresh oil stains respond very well to professional pressure washing, especially when paired with a degreaser pre-treatment. Older, deeply set stains are trickier, and we may not be able to eliminate them, but we'll always be upfront with you about what's realistic before we start. Most clients are genuinely surprised by how much improvement is possible even on stains they'd written off years ago.
- 41Great question, and one we get asked a lot. The two terms are often used interchangeably, but there is a technical difference. Power washing uses heated water, which can be more effective on heavy grease, oil, and certain commercial surfaces. Pressure washing uses high-pressure cold water and works extremely well for most residential and commercial exterior cleaning jobs. Our team will assess your specific situation and recommend the right method, so you don't need to figure that part out yourself.
- 42They do, and with good reason. A professionally cleaned exterior can significantly improve a home's curb appeal, and first impressions matter enormously in real estate. Many real estate agents across Simcoe County and Grey County recommend pressure washing as one of the most cost-effective pre-sale upgrades a homeowner can make. Compared to landscaping, repainting, or staging, a thorough exterior clean delivers a strong visual impact for a fraction of the investment.
- 43Yes, when done correctly, pressure washing is safe for most exterior surfaces, including vinyl siding, wood decks, concrete, brick, and more. However, each material requires a different cleaning approach. For example, wood decks need lower pressure settings and specialized cleaning solutions to prevent splintering, fibre lifting, or damage to existing stain or sealant, while siding often requires soft washing techniques to safely remove dirt, algae, and mildew without causing damage. Our team adjusts the pressure, equipment, and cleaning method based on the specific surface material, age, and condition of your property. With hands-on experience cleaning a wide range of exterior surfaces, we focus on delivering a thorough clean while protecting your home or business from unnecessary damage.
